Vacant Belleview Property, Once Home to Annie’s Saloon, Eyes Comeback

 A 1.59-acre site along South U.S. Highway 301 in Belleview may soon be rezoned from agricultural to commercial use, pending approval from the Marion County Board of County Commissioners. 

The property, located at 13210, 13214, and 13170 S. U.S. Hwy. 301, was once home to Annie’s Full Moon Saloon, a now-vacant bar, and includes two manufactured home units. Belleview Property Holdings, LLC, represented by agent Herb Green of Cadjazz, LLC, has applied to change the zoning from General Agriculture (A-1) to Community Business (B-2) to allow for a convenience store and gas station. 

The proposed zoning change will be considered during public hearings scheduled for June 16 before the Board of County Commissioners. The property falls within the Urban Growth Boundary and has a “Commercial” future land use designation, which supports business development. 

County planning staff have recommended approval, stating that the request is compatible with surrounding uses, poses no adverse impact to the public interest, and aligns with the county’s comprehensive plan. The area already contains adjacent B-2 zoned properties, and the site is near the intersection of two major roads: S. U.S. Hwy. 301 and SE 132nd Street Road. 

If approved, the rezoning will formally void a previous county authorization that had permitted the bar’s operation under agricultural zoning.
