Another Coffee Giant Joins Belleview’s Brewing Boom

Move over, Dunkin. Slide aside, Ellianos. Starbucks and 7 Brew? Y’all haven’t even opened yet. Belleview’s coffee competition just got even hotter, as Dutch Bros has officially received the go-ahead to stake its claim along the city’s bustling U.S. Highway 441 corridor. 

At its Nov. 4 meeting, the Belleview City Commission unanimously approved a parcel split for PID 37231-001-00, located just north of Mavis Tires & Brakes. The developer, BSS Belleview LLC, filed the request to divide the lot for two new commercial projects—one of which is a Dutch Bros Coffee location, and the other possibly a bank. That makes Dutch Bros the fifth major player in town’s rapidly developing drive-thru coffee market.

Founded in Oregon in 1992, Dutch Bros has exploded in popularity over the last few years, with more than 900 locations nationwide and a reputation for energy drinks, customizable iced coffee creations, and cheery customer service. Their “broistas” serve up a menu filled with cold brews, frosts, lemonades, teas, and their signature “Rebel” energy drinks. Locals can expect a drive-thru-only layout, similar to 7 Brew’s format, with a focus on speed, personalization, and convenience.

With Belleview’s population hovering around 6,000 residents, the addition of Dutch Bros will bring the number of major coffee chains in city limits to five: Starbucks (yet to open), Dunkin’, Ellianos, 7 Brew (still under construction), and now Dutch Bros. That puts Belleview at a ratio of about one drive-thru coffee shop per 1,200 residents. This points to the probability that the competition isn’t just about population—it’s about traffic.

According to regional traffic data, more than 34,000 vehicles pass through Belleview daily along U.S. 441/27, a number that helps explain why national brands are rushing to pour into the corridor.

Community response to Belleview’s growing coffee scene has been mixed in recent months. When the Voice first reported on 7 Brew in June, comments online ranged from excitement over new drink options to concern about traffic congestion and chain-store saturation.

For some, Dutch Bros adds even more flavor—and more options—for coffee lovers. “They’re all different, so I’ll probably try them all,” one reader said on Facebook. “I like Dutch Bros from when I visited family out west. Their drinks are wild.” Others wonder whether Belleview’s boom in bean-based businesses will oversaturate the market.“How many coffee places do we really need?” one commenter asked. 

With commission approval secured and the land split finalized, construction of the Dutch Bros location is expected to move forward. While no opening date has been announced, development filings suggest a relatively quick turnaround.

As Belleview continues to transform into a full-fledged pit stop for travelers, one thing is clear: coffee is big business here. And with five drive-thrus lining the highway, and thousands of daily commuters flowing past, it seems Belleview is brewing up more than just a cup. It’s brewing up a new identity.
