Dutch Bros Developer Agreement Approved for Belleview Site

Belleview will soon add another name to its growing commercial corridor along U.S. Highway 441.

The City Commission voted unanimously Feb. 17 to approve a developer agreement with PDMG Belleview LLC for a new Dutch Bros. Coffee location at 10150 S. U.S. Highway 441. The parcel, identified as 37231-001-03, sits within city limits and spans approximately 0.87 acres.

The agreement clears the way for infrastructure improvements necessary to serve the site, including construction of a water main extension and gravity sewer improvements designed by Common Oak Engineering.

Dutch Bros. Coffee is a national drive-thru coffee chain founded in 1992 in Grants Pass, Oregon. The company primarily operates through drive-thru-focused locations, a model designed for speed and convenience. In recent years, Dutch Bros has expanded rapidly across the country.

When it opens, Dutch Bros will join what could reasonably be described as Belleview, the most caffeinated city per capita in America. Within just a few miles, residents already have a robust selection on tap, with Starbucks, Dunkin’, Ellianos, and 7 Brew. Now, another drive-thru heavyweight is preparing to enter the mix.

Belleview’s population sits at roughly 6,000 residents. With Dutch Bros approved, that will make five major coffee chains within city limits. The numbers suggest the draw may extend beyond rooftops and into something else entirely: traffic volume. Regional traffic counts show more than 34,000 vehicles travel daily along the U.S. 441/27 corridor through Belleview. That steady stream of commuters and pass-through drivers helps explain why national beverage brands continue targeting this stretch of highway.
