The proposed 176-home subdivision near Oak Road cleared a major hurdle this week, receiving unanimous approval from the Marion County Board of County Commissioners, with conditions.
The project, planned on roughly 33 acres near Oak Road and Locust Pass, will move forward as a Planned Unit Development, allowing for a 176-lot single-family neighborhood with private amenities. The proposal, submitted through Tillman & Associates Engineering, calls for detached single-family homes along with a private amenity area featuring pickleball courts, a walking trail, playground and mail kiosk. No commercial uses are proposed.
Commissioners signed off on the rezoning after county staff recommended approval, attaching conditions tied to traffic, buffering, infrastructure, and neighborhood compatibility. The plan shows two access points, one from Oak Road and another from Locust Pass.
The 176-home proposal works out to roughly 5.3 homes per acre.
The approval advances what will become a new residential community just north of Lake Weir High School, continuing a wave of growth in the southeast Marion County corridor.
