Commercial Tract Near Proposed Townhome Site Hits Market for $1.37 Million

A more than 10-acre commercial tract along SE 55th Avenue Road has been listed for sale, adding another piece to a wave of development in one of Belleview’s fastest-changing corridors.


The property at 11090 SE 55th Avenue Road is listed for $1.37 million and includes approximately 10.24 acres with B-2 commercial zoning. According to the listing, the site has access to city water, sewer and electric utilities, along with roughly 550 feet of frontage on SE 55th Avenue Road near U.S. Highway 441. The listing also notes the property could be divided, with the seller willing to sell as little as five acres.


The parcel sits near the rear of the Vin Mar Motel and just down the street from the recently proposed 85-unit townhome development that drew strong opposition from nearby residents during a Belleview Planning and Zoning Commission meeting earlier this month.


While no development plans have been announced for the newly listed property, its location and commercial zoning make it one of the more significant undeveloped sites available within the city.


The listing markets the property for a variety of potential uses, including retail, restaurants, medical offices, professional offices and other commercial businesses. It also highlights Belleview’s continued population growth and increasing demand for commercial development.


The listing comes as Belleview continues to see growing interest from developers, particularly along the U.S. 441 corridor and surrounding roadways. Recent proposals for residential, commercial and mixed-use projects suggest the city’s development pipeline remains active, even as some proposals continue to generate debate among residents over growth and its impact on the community.
